Position: Post-exchange Legal Secretary
Contract Type: Full Time
Location: London

Our client, located in Lewisham SE13, is seeking to recruit an experienced Post-Exchange Legal Secretary to provide post-exchange support to a residential conveyancing fee-earner, undertaking all necessary work from exchange of contracts onwards on residential conveyancing transactions.

Knowledge required:

  • Carrying out all work incidental to the progression of a residential conveyancing matter post exchange of contracts within a residential conveyancing team including: -
  • Preparing transfers (with additional wording in Box 11 for leaseholds), mortgage deeds and certificates of title, calculating apportionments (or being willing to learn how to do so), preparing bills and completion statements 
  • Completing fundsflow forms and sending to cashiers
  • Making all necessary telephone calls on the day of completion
  • Immediately informing the fee earner in the event of a problem arising
  • Completing and submitting SDLT forms;
  • Preparing and lodging AP1s at the Land Registry within the priority period;
  • Dealing with Requisitions raised by the Land Registry within the requisite time period;
  • Dealing with clients’ queries as to the progress of their registration at the Land Registry;
  • Updating and responding promptly to any queries raised by a mortgage lender on the progress of their registration at the Land Registry;
  • Preparing Notices of Transfer and Charge and obtaining Certificates of Compliance where necessary;
  • Sending completed registrations and any necessary deeds, indemnity policies, etc. to clients and/or their mortgage lenders;
  • On a sale, obtaining a redemption statement, redeeming the mortgage and paying the estate agents, paying any arrears of ground rent and service charge and obtaining the release of any undertakings given on completion
  • Managing the release of retentions held on leasehold files;
  • Ensuring a zero-account balance on the ledger, closing and sending the file promptly for archiving;
  • Participating in training sessions and keeping relevant knowledge and skills updated;
  • Assisting and supporting other members of staff as required;
  • Handling confidential information with due care and attention and maintaining confidentiality both of the company’s affairs and those of its clients.
  • Complying with the information and guidance contained in the Staff Handbook and all other company policies.

Hours:   9am to 5pm Monday to Friday.

Salary: £ 26,000.00 pa
